The Charcoal house and the turret house are both inside a hundred metres of the front door — close enough that on the day we flew all three, the drone barely had to move between them. That clustering is what a storm corridor actually looks like on the ground. A system tracks through, and it doesn't stop at a property line. What it leaves behind is a row of houses that all need the same conversation within the same season. 02 THE SKYLIGHTS This roof has three of them, set into the main field toward the rear. Skylights are the single most common leak point on a re-roof, and the reason is almost always the same: a crew reflashes around the existing curb instead of pulling the unit, replacing the flashing kit, and setting it back into fresh ice-and-water. It's the shortcut that saves an hour on install day and costs a ceiling two winters later. Reused step flashing on a skylight curb will look perfect on the final walkthrough and fail the first time you get an ice dam. The plan of this roof doesn't help either. It sprawls — multiple wings, a long rear ell, hips running in four directions, and a detached carriage building with its own dormer. More planes means more valleys, and more valleys means more places where water is being asked to make a decision. A skylight is where a roof either gets done properly or gets done quickly. It can't be both. The most common leak point on any re-roof 03 WHAT WE INSTALLED The same full GAF certified system as the other two houses on this road: GAF Timberline HDZ architectural shingles, rated to 130 mph when installed as a complete system with the required accessories, 25 years of StainGuard Plus algae protection, and a 50-year shingle warranty. New step flashing at every wall intersection. New pipe boots. Cap shingles on every hip and ridge. Static vents set across the field to move air out of a long, low attic run that a single ridge line couldn't serve on its own. The colour went warm on this one — a departure from the two cool-grey roofs down the road. Against red-brown brick and cream siding, a grey field would have read cold and left the brick fighting the roof.
