A full tear-off and replacement in Hardin County, twenty-five miles from our Bellefontaine shop — and the first job we've documented from bare deck all the way through to finished ridge.

01OUTSIDE THE FIVE COUNTIES

Most of our work sits inside five counties — Logan, Union, Shelby, Wyandot and Auglaize. This one didn't. This is Hardin County, about twenty-five miles north of our Bellefontaine shop, and we took it because it was the right project rather than the convenient one.

The house is a wide brick two-story with a full wraparound porch, twin dormers over the front elevation, and a three-car garage wing. Big footprint, long runs, and a roof plane that keeps stepping down as it works back from the street.

02WHAT A TEAR-OFF ACTUALLY LOOKS LIKE

The photos in this case study are the part most contractors don't publish. Not the finished roof — the middle. Crew on the deck in harnesses, the old system stripped back in sections, felt and shingle in the dumpster, bundles staged on the runs that are ready for them.

Look at the light-coloured strip running through the open section. That's new sheathing. You cannot know the condition of a roof deck until the old roof is off it, which means no honest quote can promise you the number in advance. What an honest contractor can promise is that when soft or delaminated decking turns up, it gets replaced rather than shingled over.

Shingling over bad decking is invisible on the final walkthrough. It fails when a fastener has nothing to bite into and the first real wind finds it.

You can't know what's under a roof until the roof is off.

04WHY WE TRAVELLED FOR IT

Hardin County sits on the reachable edge of our map rather than inside our five active counties. We travel for the right project — especially storm and insurance work, where the difference between a properly documented claim and a rushed one is measured in thousands of dollars to the homeowner. Distance is a scheduling problem. Doing the work correctly isn't negotiable either way.
