Materials & Systems
Matched replacement shingles
We match the existing shingle line and color as closely as the manufacturer's current run allows, so a repair doesn't read as a patch from the street.
Step, valley, and wall flashing
Failed flashing is the single most common leak source we find. We replace it with new metal rather than caulking over the old detail.
Pipe boots and vent collars
Cracked rubber boots around plumbing vents are a cheap fix that prevents an expensive ceiling repair.
Ice & water shield at repair areas
Where we open a valley or eave, we add self-sealing membrane before the new shingles go back on.
Warranty
Every repair carries our written workmanship warranty on the repaired area. If a repair we made leaks, we come back and fix it. Repairs don't create a full GAF system warranty — only a complete system installation does — and when a roof is too far gone for a repair to hold, we'll say so in writing rather than sell you a fix that won't last the winter.
Pricing
Repair pricing depends on what's actually failing, how much of the roof is involved, and how accessible it is. You get a written, line-item repair scope after a free assessment — and if the roof is near the end of its life, a side-by-side comparison against replacement so you can decide with real numbers.
What affects your price
- ●Leak source (flashing, pipe boot, valley, shingles, or decking)
- ●Size of the affected area and roof pitch
- ●Number of layers and age of the existing roof
- ●Whether decking underneath is wet or rotted
- ●Storm damage vs. wear — storm damage may be a claim instead of a repair
